Half-built Tech Ridge apartments coming down after years of abandonment

AUSTIN (KXAN) — The half-built apartment complex described as an ‘eyesore’ — and subject of a 2017 KXAN Investigation — is finally coming down.

Demolition crews have been on site knocking down the IO at Tech Ridge Apartments in North Austin since last month.

Rafael Rositas has driven by the apartments nearly every day for the last two years.

“I’m very happy to see something going on here, because North Austin needs some more attention."

In 2016, the apartments were left unfinished amid a construction dispute between the owner, IO at Tech Ridge, and the General Contractor, ICI Construction.

Code enforcement documents obtained by KXAN show the city has spent a lot of time at the property since that time.

Dozens of inspections note the buildings are “neglected, damaged, dilapidated, unsecured or abandoned so as to become a nuisance to children.”

The city also called the property a “harbor for vagrants or criminals.”

“I felt like it was a waste of space,” said Rositas. “I felt like maybe someone could have done something with it.”

According to court documents, the former owner went bankrupt due to the dispute. 

A new company, Karlin Parmer LLC, purchased the property for $10.8 million last summer.

A representative for Karlin says a mixed-use development will likely replace the abandoned buildings, but couldn't provide any more details. He said the permitting process with the city took a while, but it was important to remove the structures, for the surrounding community.

“No one has capitalized on this opportunity to build this place up,” said Rositas. “It’s a wasted opportunity for sure. Glad someone’s doing something about it.”

The Demolition Project Superintendent tells us the job will probably take another three months to complete.
